Maintenance Handbook

Introduction

The Co-op is responsible for implementing the Co-ops maintenance and repair policy and ensuring all relevant statutory and contractual obligations are met. It is responsible for maintaining housing stock, i.e. the actual building and delivery of a repair service to its tenants. This document aims to instruct the Co-op in its delivery of a maintenance service to a) its members and b) its housing stock.

The Maintenance subgroup, in conjunction with the Co-op Co-ordinator, carries out these standards for and on behalf of the Co-op as landlord (as landlord), and its members (as tenants). The Co-ordinator represents the will of the maintenance group and Co-op policies. Any decisions regarding maintenance matters, which are not laid out in policy, must be referred to the Maintenance subgroup for a decision.

The Maintenance group reports to the management committee every month and general meeting every quarter. At the AGM an annual report is made to the co-op. The co-op worker is closely involved with carrying out the decisions made by these groups, taking his/her direction and guidance from the Maintenance group and the personnel committee.

The Maintenance group sets and manages the budget each year for maintenance provision.
